Who We Are & What We Do
SAPgen is a specialist SAP assessment service focused on domestic projects that need clear, reliable Part L compliance. We work with:

Our core services include SAP Calculations for new build houses and flats, conversions and highly glazed extensions, with future support planned for Part O overheating assessments and thermal bridging (psi-value) calculations.
Everything is handled remotely from your digital drawings and specifications, with reports prepared for Building Control and EPC lodgements across England, Wales and Scotland.
Meet the Team
SAPgen is run by Ian Kay, an Elmhurst accredited On Construction Domestic Energy Assessor (OCDEA) with a background in both building and compliance.
Before focusing on energy assessments, Ian ran a building company, giving him hands-on experience of how homes are actually put together: from foundations and fabric through to services and final sign-off. That practical understanding sits behind every SAP result and recommendation.
Alongside SAP work, Ian is also a qualified and operating Domestic Energy Assessor (DEA) and Non-Domestic Energy Assessor (NDEA), so he understands how existing homes and commercial buildings are assessed and what it takes for them to pass.
The aim with SAPgen is simple: to turn that mix of site experience and energy expertise into clear, practical advice you can act on, whether you are working on a single self-build, a complex conversion or a small housing development.
How We Work
1. Clear Scope & Fixed Fees
We start by understanding your project type, the number of plots and which stage you are at. Pricing is fixed and transparent, based on our published price list, so you know the cost up front before any work starts.
2. Design Support, Not Just a Pass/Fail
Where results are close to failing, we provide targeted recommendations rather than generic “improve insulation” notes. The aim is to find cost-effective adjustments that work on site as well as on paper.
3. Fast Turnaround & Straightforward Reports
Most single dwellings are turned around within a few working days, with clear reports that Building Control can follow easily. Where needed, we also provide BREL reports and EPC lodgements at As Built stage.

Our primary focus is domestic SAP for:

- Part O overheating assessments (simplified method and DSM where required)
- Thermal bridging calculations and psi-values to improve Y-values in SAP
As these services launch, they will be integrated alongside SAP so that overheating and thermal bridging can be considered at the right stage of the design, not as last-minute add-ons.
