Builder Turned Energy Assessor

Ian Kay, SAP Assessor

Before becoming an energy assessor I spent years working on building sites. I have laid foundations, built walls, fitted insulation and dealt with the day-to-day realities of construction. That hands-on experience shapes how I approach SAP Calculations today.

When I review drawings and specifications I am not just looking at numbers on a screen. I understand what actually happens on site, which details are easy to get right and where things commonly go wrong. That means the advice I give is practical and achievable, not theoretical targets that fall apart in the real world.

  • Level 4 Diploma in Non-Domestic Energy Assessment, Elmhurst Energy, 2023. EPCs for commercial and non-domestic buildings such as offices, retail and industrial units. View certificate.

SAP Calculations are the core service. The wider accreditations mean I understand how a dwelling performs across its whole life, from construction through to how it is assessed once occupied.

How I Work

I work directly with architects, builders, developers and homeowners across the UK. Because SAP Calculations are done from your drawings and specification, most projects do not need a site visit, which keeps things straightforward and costs predictable.

My aim is simple: get your project signed off without unnecessary delays or surprises. That means clear communication about what is needed, honest feedback when a specification needs adjusting, and practical solutions when a building is close to failing compliance.

I do not just hand over a pass or fail result and disappear. If your dwelling fails, I explain why and suggest cost-effective adjustments that work on site as well as on paper. The goal is always the most sensible path to compliance, not gold-plating specifications unnecessarily.
