How Much Do SAP Calculations Cost?

The cost of a SAP calculation depends on the size of the property, the number of dwellings on site and whether you need a Design SAP, As-Built SAP or both. Most single-dwelling projects fall between £120 and £300 per stage.

Smaller properties such as one-bedroom flats and extensions sit at the lower end, while larger four or five-bedroom houses cost more due to the additional detail involved. Multi-plot developments benefit from reduced per-unit pricing, so the more dwellings you have the lower the cost per plot.

Do I need a Design SAP and an As Built SAP?
Usually yes. Design SAP is for Building Control before work starts. As Built SAP is for sign-off at completion and generates the EPC. Some projects only need one stage - we'll advise.

Will Building Control accept your reports?
